Extended payment option

From the 2010–11 financial year, you will have 2 ways of paying your land tax liability.

You can pay:

  • the full liability amount with a single payment on the due date (90 days from date of assessment)

    or

  • using the extended payment option (EPO)—3 equal payments due 45, 90 and 150 days after the date of assessment. The specific due dates for each payment are stated in your assessment notice.

Do I qualify for an EPO?

There is no minimum assessment amount to qualify for an EPO. However, to pay using the EPO, you must:

1. Register within 21 days

You must register for the EPO within 21 days from the issue date of your assessment notice. This can only be done online using OSRconnect.

If you do not register for the EPO, you will need to pay the full assessment amount by the due date (90 days after the issue date of your assessment notice).

2. Pay by direct debit

The EPO is only available if you pay by direct debit. If you choose this option, we will debit the 3 equal payments from your account.

Amounts paid using another method will be considered part-payments and not EPO payments. In those situations, regardless of the amount of the part-payment, unpaid tax interest (UTI) on outstanding amounts will begin to accrue on the 91st day.

3. Nominate a bank account

Instalment amounts will be direct debited from your nominated bank account. Once you have nominated an account, this cannot be changed unless you tell us in writing at least 14 days before the date on which you wish the changes to take effect.

Conditions

There must be enough cleared funds in your nominated account on each due date

If there are not enough cleared funds in your account on any of the instalment dates, the EPO will be cancelled.

The table below sets out the new due date, the amount payable and day unpaid tax interest (UTI) will start to accrue if you miss a payment.

We are able to reassess your land tax liability at any stage during the EPO

We are able to issue a reassessment during the EPO. If the reassessment is:

  • 30 days or more before your next instalment is due—the amount of your remaining instalments may be adjusted for the reassessment
  • less than 30 days before your next instalment due date—the next instalment will be the same, but subsequent payments will be adjusted
  • issued after the EPO is finished—you will receive either:
    • a refund

      or

    • a new assessment notice with 30 days to pay any additional amounts.

We will notify you if this happens.

The EPO only applies to assessments for the 2010–11 financial year onwards

As the EPO is only available under the Land Tax Act 2010, you cannot use the EPO to pay any outstanding assessments.

From the 2010–11 financial year, you may be able to enter into multiple EPO arrangements, if more than 1 assessment is issued to you at the same time. 

Payment questions

How are the EPO instalment dates calculated?

The instalments are payable on the 45th, 90th and 150th day after your assessment is issued. You cannot choose to pay on different dates without cancelling the EPO.

Reassessments will not change the due dates for payment—we will direct debit your account on the original scheduled days. Only the amounts will change. 

Can I pay early?

Yes. Even if you elect to pay using the EPO, you can still pay the full amount at any time. Once your payment is received, the EPO will be cancelled automatically.

What if there is a problem with my EPO due to an error?

If a payment fails and the EPO is cancelled because of an error on OSR’s part, you can call us to have the EPO reinstated. Please note that this does not include situations where you have provided incorrect bank details, or do not have sufficient funds at the time of the scheduled instalment dates.

Is there a discount if I choose to make 1 payment?

No. The amount of the 3 EPO instalments is equal to the total amount of your land tax assessment—you do not get a discount for choosing to make 1 payment, or paying early.

There is no additional interest payable for choosing the EPO (unless your second or third instalment is late).
